West of Wingates Masterplan Supplementary Planning Document
West of Wingates is a strategic allocation identified in Places for Everyone (PfE) - the long-term plan of nine Greater Manchester districts (Bolton, Bury, Manchester, Oldham, Rochdale, Salford, Tameside, Trafford and Wigan) for jobs, new homes, and sustainable growth.
Places for Everyone Policy JPA6: West of Wingates requires that development at the allocation is in accordance with a comprehensive masterplan agreed by Bolton Council that shows phasing within the site, and which areas should or should not be developed.
Preparation of the detailed Masterplan has begun. This will set out how the allocation will come forward in line with the PfE policy requirements and will take the form of a Supplementary Planning Document (SPD).
The production of a detailed Masterplan will provide a clear planning framework to enable the sustainable, phased delivery of the West of Wingates allocation and will enable high quality place making through the provision of clear and unambiguous planning and delivery guidance.
West of Wingates Overview
Places for Everyone policy JPA6 states that development at the West of Wingates allocation site will deliver around 440,000 sqm of industrial and warehousing floorspace.
The allocation is located within the Wigan to Bolton growth corridor which is an excellent location for industrial and warehousing uses. It is to the west of the existing Wingates Industrial Estate, close to boundary with Wigan.
Planning permission already exists for 100,000 sqm of employment development on a 33 hectare plot within the site (planning application 16776/23).
